Here is some information that is useful for tenants.

 Application Process

After viewing a property and deciding to apply to rent it, you will be required to provide personal and financial details, ranging from name and address to occupation and salary. We will also be required to obtain employer and landlord or agent references. This process seeks to establish that in all respects you would be a suitable match for the property.

Given satisfactory replies, you will be offered the tenancy, at which point payment of the deposit and agreed advance of rent will be arranged.  A full inventory of the property will be provided to you and a thorough handover will be conducted with you by one of our experienced members of staff. 

TENANTS CONTENTS INSURANCE

Landlords are obliged to insure the building and any fixtures and fittings but it is the tenant's responsibility to insure the contents and their personal possessions. We can suggest insurers who will offer such cover if required.

FEES BEFORE YOU MOVE IN

SINGLE APPLICATION FEE - £195.00 (including VAT)

  • Obtaining references from current and/or previous landlord(s)
  • Obtaining references from current and/or previous employer(s)
  • Carrying out financial credit check and any other relevant information to assess affordability Checking identity, immigration and visa confirmation
  • Contract negotiation (amending and agreeing terms)
  • Arranging and preparing tenancy and agreement

JOINT APPLICATION FEE - £235.00 (including VAT)

  • Obtaining references from current and/or previous landlord(s)
  • Obtaining references from current and/or previous employer(s)
  • Carrying out financial credit check and any other relevant information to assess affordability Checking identity, immigration and visa confirmation
  • Contract negotiation (amending and agreeing terms)
  • Arranging and preparing tenancy and agreement

GUARANTOR FEE - £40.00 (including VAT)

  • Credit/reference searches
  • Preparation of Deed of Guarantee

ADDITIONAL TENANT FEE - £50.00 (including VAT)

  • Processing application and associated paperwork and referencing

PERMITTED OCCUPIER FEE - £45.00 (including VAT)

  • Explaining to any permitted occupier their rights and responsibility towards the named tenant(s) and landlord
  • Provision of documentary guidance and assistance during the tenancy
